High demand for workspaces in north London means it is essential for companies based here to make the most of all available space – and this means carrying out effective office space planning. If you are looking for an expert to advise you in this field, Thames Contracts is a long-standing company with more than 25 years of experience. We are based in Barnet, within north London, so we have good local knowledge, and we have worked with local, national and international offices in the area.
Office space planning is vital for a number of reasons. It ensures that valuable space isn’t being wasted and that your design is logical and practical, which in turn helps increase staff productivity and efficiency. It also ensures that your space will work for years to come.
Making best use of space saves money in the long-run; for instance, if you are a fast-growing company, likely to employ more staff in the future and your office needs to expand with your team, space planning can provide the answer. Creating meeting rooms and offices within existing workspace can save on costly removals to new premises, especially as office space in north London is at a premium.
Thames Contracts will consult with you at all stages to ensure all your company needs are taken into account; from expansion plans to storage requirements, the need for new departments and meeting areas, and requirements for more efficient ways of working. We also take into consideration all IT, telephone points and power points to ensure your new office space works effectively long into the future.
As an essential precursor to office design, space planning makes the link between your business needs and the design process. We not only ensure that your new office fits with your brand, but that it incorporates the changing needs of your firm.
Space planning is the first step of the project, before we supply you with computer-generated visualisation and 3D images, to show you the end result. It is part of a wider package of Thames Contracts’ office services including design, fitout, refurbishment, and project managing the whole process to take the worry out of your hands.
North London in Focus
North London has a population of four million. It encompasses the district north of the River Thames and incorporates the City of London and most of the underground network. The sub-region, however, is a much smaller area, with a population of one million, and includes boroughs such as Barnet, Camden, Enfield, Hackney, Haringey, Islington, and Waltham Forest.
North London is deemed as a great place for start-up businesses, as more than 90 per cent of companies in the area are small companies employing fewer than ten people. An up- and-coming borough for businesses is Enfield, where various global companies have headquarters, including IKEA and Coca-Cola. In the future, some 3,000 new jobs will be created on old industrial land in the Edmonton area, with new homes being built to support this growth. Haringey is also set for major redevelopment and various start-ups and creative industries are based here. Another benefit of setting up business in this area is the more affordable wages that this region commands, compared to other parts of London.
As a growth area for businesses, North London’s population has expanded over recent years. Property prices have risen, showing the demand for homes in the area, with Haringey and Barnet among the most expensive places to live.
Business and Employment
There is a rise in demand for office space all over London, including in the north. Start-ups are increasingly moving into the north of the capital, with Shoreditch in Hackney – home of a number of technology industries – seeing especially strong demand.
Strong transport links are a big plus for businesses in the area. North London benefits from excellent road and rail transport links with tube networks, over-ground railway stations, and the M25, A10, and A1010 run through Enfield. For travel further afield, the area is within easy reach of major airports, such as Gatwick, Heathrow and Stansted.
Another attraction for business is that London has a highly skilled and educated population. Nearly half the working population (46 per cent) have degrees or equivalent, although this is three per cent lower than the statistics for London as a whole. The area also benefits from a number of universities, such as the University of North London and Middlesex University, acting as focuses for business.
If you are based in the area or are moving into London and want to fit out an office, the first step is to carry out effective office space planning. Thames can advise you on this – and we offer a free initial consultation.
